Vision guided by founder James Johnson and the James E. Johnson Jr Foundation
Ocean Sands Beach Resort and the JE Johnson Hotel were initiated by James E. Johnson Jr., a visionary developer who saw opportunity where others saw untouched coastline.
In the 1970s, when Corolla was still remote and largely inaccessible, Johnson laid the foundation for what would become one of the most desirable destinations in the Outer Banks. Through careful planning and bold investment, he transformed the area into a thriving vacation hub. Ocean Sands Beach Resort became a cornerstone of coastal living, while the JE Johnson Hotel brought a new level of hospitality, attracting visitors and reinforcing long-term value in the region.
Today, that legacy continues with an exciting new phase of development in Currituck County.
Preserved With Purpose
Built on Responsibility, Not Urgency

Our Commitment to Stewardship
Ocean Sands represents a rare moment where long-held stewardship meets thoughtful development. For more than four decades, founder James Johnson and the J.E. Jr. Johnson Foundation protected these oceanfront parcels, preserving their natural character until the right vision, timing, and standards aligned. This legacy shapes every decision, from resilient design and respectful site planning to an ownership and guest experience that honors both the coastline and the Ocean Sands community of Corolla.
